Volume 1: The Moldy House.

January 2024 began my third year in real estate as an agent. I started the year off with two houses under contract and two listings. Eleven days in and things have taken a turn; upon inspection, mold was found in one of the houses I had under contract. A mold specialist was called in and as the listing Realtor put it, it was BAD. The sellers, in a panic, wanted to back out of the contract immediately. The buyer wanted to continue, if possible, as they had already invested money into a home inspection, termite inspection , and having an appraisal done. The contract continued. The sellers had their home insurance send an adjuster out with great results! They were to have the sheet rock and drywall replaced, replace the cabinets, and even a new roof was to be covered. The buyer was satisfied with these remedies and though it would extend the contract two whole months was willing to work with it. Then the appraisal report finally came back. The sellers backed out of the contract citing the appraisal repairs would be too much. The seller was out a couple of thousand dollars. He got his earnest money back and the contract ended. I tried to get the sellers to compensate part of the cost to no avail. They had no responsibility to, which I knew, but I had to try for my buyer.
